Active Beta begins with good real estate. The objective is to gain broad exposure to attractive parts of the private real estate market, while outperforming through better implementation. That means selecting, acquiring and executing well.
Rather than relying on significant development risk, value is typically created through the quality of asset selection and active management - improving income, leasing space effectively, negotiating better terms, making targeted capital improvements or repositioning an asset within its market.
The market provides part of the return and our job is to improve on it.
